DESCRIPTION:Please calendar our upcoming MCLE lunchtime program on Thursday\, January 8\, 2026 at 12:00 pm\, at the Living Room Coffeehouse & Bistro\, 1205 Prospect Street in La Jolla. \nShanna Welsh-Levin\, Senior Counsel at SoCal Realty Law\, APC\, and a member and officer of our bar association\, returns to provide our members with recent updates in Landlord-Tenant law & legal issues\, through her presentation: “What Landlords Need to Know: Compliance with Tenant Protection Laws.” \nShanna has periodically provided our members with updates for this ever-expanding area of law\, which was relatively stable prior to the 2020 pandemic\, during and after which local and state lawmakers enacted multiple levels of tenant protections for those defaulting under their leases and rental agreements\, and which have continued to expand since that time. \nEven in this post-pandemic world\, nonpayment of rent remains a leading issue for landlords\, and eviction procedures remain tightly regulated. A single mistake can delay recovery of property by a landlord for months\, or worse\, and can lead to liability on a landlord’s part. In 2026\, further expanded protections will come into effect for tenants who don’t pay their rent\, making the eviction process even more difficult for landlords\, who will need to plan for much longer timelines\, budget for extended vacancy periods\, and to prepare for higher likelihood of contested hearings. \nShanna will address these matters during her presentation\, to include: \n\nChanged Rules for No‑Fault Evictions & Just‑Cause Requirements for Evictions;\nChanges to Required Disclosures\, Procedural Compliance & Need for Updated Forms\, including notice forms\, complaint forms\, service rules\, and response‑time windows\, all of which have new requirements\, and for which procedural challenge to validity of the eviction could result in weeks or months of delay for the unwary landlord processing the eviction;\nReview of extended Court Response Times for Tenants (under AB 2347)\, which took effect in January of this current year.\nOther comments on California’s Tenant Protection Act (TPA)\, as well as local cities’ tenant protection laws\, and status of changes to them\, if any\, implemented since her prior presentation to our group.\nReview of current status of anti-discrimination laws relating to source of income\, and government subsidized (Section 8) rental assistance programs\, impacting the Landlord-Tenant relationship.\n\nThose of you who have attended a previous presentation by our speaker\, know that Shanna possesses a comprehensive and detailed understanding of this legal practice area\, which she readily and enthusiastically shares with you. \nWe hope that all of you can attend this 1.0 hour MCLE credit program. \nSome Information About Our Speaker\, Shanna Welsh-Levin:\nAttorney Shanna Welsh-Levin is the owner and Senior Attorney of So Cal Realty Law. She is a member of the State Bar of California\, and the San Diego County Bar Association. Mrs. Welsh-Levin is a California licensed real estate broker and an active member of the San Diego Association of REALTORS®. She has served on committees at SDAR and attended legislative functions as a representative of the association. Legal Affairs Forum. \nMrs. Welsh-Levin has twenty years of experience handling real estate legal matters including litigation\, trials\, mediation\, and transactions. She represents real estate investors and professionals to prepare joint venture agreements\, purchase and sale agreements\, leases\, and related contracts\, and to enforce those contracts through the court\, if necessary. \nDuring the recession and housing crisis from 2007 through 2014\, Mrs. Welsh-Levin participated in hundreds of HOME Clinics that took place throughout San Diego County\, Imperial County\, and Riverside County. The clinics were sponsored by the U.S. Department of Housing and Urban Development. In doing this\, she developed a deep understanding of mortgage lending and servicing. Mrs. Welsh-Levin is confident litigating against big mortgage banks and servicers on behalf of California property owners\, and she was instrumental in passing California’s short sale anti-deficiency statute. which created California Code of Civil Procedure §580e. \nSince April 2020\, when COVID happened\, Ms. Welsh-Levin started a monthly webinar series called “Landlords Need to Know”. DESCRIPTION:Please calendar our next MCLE lunchtime program on Thursday\, May 14\, 2026 at 12:00pm\, at the Living Room Coffeehouse & Bistro\, 1205 Prospect Street in La Jolla. \nWe are pleased to have as our speaker this month\, local attorney Arturo Ocampo\, Ocampo Law\, who will present to our members on “Identifying and Mitigating Bias\,” a program in which our speaker will discuss: \n\nhow attorneys can develop their ability to identify bias\, and to differentiate explicit\, implicit and systemic biases;\nunderstanding the psychology of bias and how bias affects decision making\, and various types of biases\, such as affinity\, ingroup-outgroup\, confirmation\, and anchoring bias;\ntools that you can use to prevent and mitigate bias;\nthe types of bias experienced in law firms by women and persons of color; and\nhow to develop bias interrupters in the workplace\, and in the hiring process.\n\nOur speaker’s practice areas include Education Law\, Discrimination Law\, and Equal Employment Opportunity (EEO) Law. DESCRIPTION:Please calendar our next MCLE lunchtime program on Thursday\, June 11th at 12:00 pm\, at the Living Room Coffeehouse & Bistro\, 1205 Prospect Street in La Jolla. \nAlex Marjanovic\, Senior Managing Director\, ANKURA Management Consulting\, will join our June meeting to present “From Breach to Litigation: Comprehensive Legal Skills for Data Management\,” a comprehensive legal education program designed to provide participants with the knowledge and skills needed to effectively manage data processes\, and to navigate the regulatory and legal obligations that arise\, after a data breach. \nThe program will provide participants a framework by which they can efficiently transition from breach investigation to litigation or government investigation. Our speaker will addresses the various structures and complexities involved in managing legal data challenges following a cyber event\, the critical processes of data identification\, and the disclosure of Personally Identifiable Information (PII) during investigations. \nOur speaker will also discuss the importance and practicality of using a “tailored approach” which takes into account the organization’s size\, expertise\, and industry. Among topics to be covered during the presentation: \n—the technical challenges of handling diverse data sources at each stage of the process\, and workflows and best practices to address these challenges; \n—how the process of reviewing documents for PII in a post-breach scenario differs significantly from assessing documents for privilege or relevance in litigation\, and how forensic examiners assisting in a breach recovery situation will approach the data differently than digital forensic experts tasked with preserving data for litigation and investigations; and \n—how these differing review processes impact outside legal teams and attorneys that will assist with the data breach portion versus the litigation or government investigation portion of the breach event. \nWhether dealing with ransomware attacks or data exfiltration by threat actors\, we hope that you will gain from this program important insights into navigating government investigations\, litigation\, and class actions that often follow data breaches. \nThis presentation will provide 1.0 hr MCLE credit for the California State Bar specially-required subject category of Technology in the Practice of Law. \n  \nSome Information About Our Speaker:\nAlex Marjanovic\nSenior Managing Director\nANKURA Management Consulting \nAlex Marjanovic is a Senior Managing Director at Ankura based in Southern California and is the West Region\, U.S. Lead Partner for the Risk Advisory\, Discovery practice. With more than 20 years of e-discovery\, litigation management\, and document review experience\, Alex has overseen project management\, account management\, and business operations for e-discovery related matters. His core expertise is managing consultant teams and developing workflows that enable in-house and outside counsel to streamline data management\, e-discovery\, document review\, and production protocols. \nAlex’s experience includes the whole lifecycle of the Electronic Discovery Reference Model (EDRM)\, from delivering proactive assistance in relation to information governance and discovery readiness consulting to preservation\, processing\, and review of data for production purposes. Branson IV\, distinguished lawyers from the San Diego office of RMO\, LLP\, who will present a program on “Planning for and Managing Incapacity.” \nThis program will provide a practical roadmap for navigating real property ownership\, fiduciary authority\, administrative hurdles\, and ethical obligations involving impaired individuals.  Presenters Tara and Uzzell will examine the tools available before and after capacity declines\, including trusts\, powers of attorney\, substituted judgment petitions\, and conservatorships. \nTheir discussion will cover California’s capacity framework under Probate Code sections 810–812\, the importance of clear trust incapacity provisions\, the limits and risks of durable and springing powers of attorney\, and the circumstances in which court-supervised solutions may become necessary. The program will also address attorney duties when working with impaired clients or successor fiduciaries\, including confidentiality\, conflicts of interest\, prior representation issues\, and guidance from COPRAC Formal Opinion 2021-207. \nAttendees will leave with practical strategies for identifying capacity issues early\, preserving client autonomy where possible\, protecting vulnerable individuals from harm\, avoiding common ethics traps\, and selecting the least restrictive and most effective vehicle for managing incapacity\, real property\, and long-term care needs. \nThis presentation has been evaluated to provide 1.0 hr MCLE credit to participants\, of which 0.50 hr qualifies for ETHICS credit. \n  \nInformation About Our Speakers:\nTara R.
